This is how we build money software at TGJOF ENTERPRISE. kodiipay's money engine is a proper ledger, not a folder of receipts. Every shilling is recorded on immutable rails with before-and-after balances — so the books balance themselves, every single time, down to the last cent.

Immutable ledgers, not a cash register

Every wallet movement writes to the user ledger, the platform float ledger, and the company revenue ledger — each row carrying the exact balance before and after the change. Every credit, debit, lock, unlock, fee, and reversal is tagged by type and reference, so any penny can be traced to the event that created it. Only security-hardened server routines can move money; the app or website can never edit a balance, even if its security layer were bypassed.

Rent schedules that update themselves

Each month's bill is itemized into base rent, water, electricity, service, garbage, and other charges, with a live generated balance-due. Overdue flags, late-payment penalties, and a penalty-waiver path are handled inside the schedule itself. Overpayments auto-carry to the next month — a shilling is never lost — and the next month's schedule is created automatically the moment rent clears. Landlords see paid, partial, and overdue at a glance, per tenant and per unit.

A live profit & loss view

Gross revenue, total expenses, net profit, and profit margin are recomputed month by month from paid rent schedules versus recorded outflows — no manual summing ever. Advanced analytics layer in occupancy rates, per-property performance, per-tenant payment history, and arrears with overdue counts, plus period filters so you can close any month, quarter, or year in a few taps.

PDF proof with M-Pesa reconciliation

Generate a branded financial-summary PDF, per-property payment-history PDFs by date range, expense reports, and a per-transaction receipt PDF for every single payment. Each receipt carries its own unique QR code and the underlying M-Pesa transaction ID — real-world reconciliation and legally admissible proof, ready to hand to a property manager or the Rent Tribunal.

Reconciliation built in — M-Pesa transaction IDs are matched to the ledger on every receipt, and payment-gateway logs capture every Safaricom callback.

Company money separated — our earnings book into their own revenue ledger alongside a user-funds float, so company cash can never be confused with — or drawn from — user money.

Guarded end to end — OTP-gated withdrawals and sends, KYC holds, subscription holds, and automatic refund schedules keep money protected at every step of its journey.

Path A — Paying through kodiipay (in-app)

STK Push, Paybill, or wallet payment

    Tenant pays

    The tenant initiates a payment in the app with M-Pesa STK Push, the platform Paybill, or their kodiipay wallet balance.

    Money lands in the platform M-Pesa Paybill

    The payment is placed on Safaricom's rails and settles into kodiipay's platform M-Pesa shortcode. No balance exists until Safaricom's callback confirms it.

    Wallet is credited as a ledger entry

    Only after Safaricom's callback verifies (and re-verifies with the STK Query API) is the tenant's wallet balance credited. The wallet records what the tenant is owed; the real cash sits inside M-Pesa.

    From the platform float, kodiipay settles to the landlord's own M-Pesa number (B2C), their M-Pesa Till (B2B BusinessBuyGoods), or their bank via Paybill (B2B BusinessPayBill) — every step over Safaricom's regulated Daraja rails, with full idempotency guards.

    The tenant pays directly to the landlord's own M-Pesa Till (Lipaa na M-Pesa, Buy Goods) or their bank Paybill with their account number — e.g. Equity, KCB, Co-op, ABSA, Stanbic, NCBA, Standard Chartered, I&M.

    Money never touches a kodiipay wallet

    The funds land straight in the landlord's merchant M-Pesa or bank account the very moment the tenant pays. kodiipay does not hold or delay this money.

    kodiipay receives the callback and records it

    Safaricom or the bank tells kodiipay the payment happened, and it instantly matches the payment to the tenant and unit, confirms rent paid, and issues a receipt with the real transaction ID.

Nothing is withdrawn from Till or bank payments. Money that goes directly to a landlord's Till or bank Paybill is already with the landlord — no manual withdrawal step exists for it. Only the in-app wallet balance is ever withdrawn, to M-Pesa, starting at KES 100.

The wallet is a record — not a vault

The kodiipay wallet balance is an internal, double-entry accounting ledger, not a stored-value account where kodiipay physically keeps your cash. Every credit, debit, fee and reversal writes a before-and-after balance to an immutable ledger that only security-hardened server routines can touch.

The actual money always lives inside Safaricom M-Pesa or your bank, on the Daraja payment rails. When the ledger says you have a balance, it is recording what you are owed from funds held in the platform M-Pesa float under kodiipay's platform shortcode — the same money that then settles out to landlords, banks, and recipients. kodiipay's own company earnings sit in a separate revenue ledger and can never be confused with user money.

Who owns the Paybill / shortcode / Till

  • The platform M-Pesa Paybill (in-app path) — belongs to kodiipay / TGJOF ENTERPRISE. In-app STK and wallet-funding payments settle here before being routed to their destination.
  • The landlord's own M-Pesa Till and bank Paybill (direct path) — belong to the landlord. Paying there moves money straight into the landlord's merchant or bank account; kodiipay only receives the record of it.
  • Receiving: who gets paid first — In Path A money first lands in the kodiipay platform float for a moment, then settles out. In Path B the landlord is paid first and directly. In both cases the money moves exclusively over Safaricom's Daraja APIs.
  • Withdrawals: where they come from — Withdrawals and 'send money' to a phone number are sent from the platform shortcode to the recipient's M-Pesa (B2C), only after OTP verification and from your wallet ledger balance.

Refunds, reversals & settlement

  • Failed or ambiguous transactions — If Safaricom's callback doesn't confirm a payment, the money stays pending — it is never credited. If a callback fails with a transport error, kodiipay returns 503 so Safaricom retries, and processing continues safely.
  • Failed payouts — A payout that fails is automatically reverted to the wallet (returns funds on failure) and retried by the system — never double-sent.
  • KYC holds & refunds — Rent paid to an unverified landlord is held. If the landlord doesn't verify within 30 days, the full amount is automatically refunded to the tenant's wallet; unverified payout accounts are purged after 33 days.
  • Booking deposits (escrow) — Deposits are held in the platform's escrow flow until you confirm check-in. Decline or cancel, and the full deposit is returned.
  • Overpayments — Any shilling paid beyond what's due is carried forward to the next rent schedule automatically.

Built on regulated rails — our CBK position

kodiipay is a software layer integrated with Safaricom's M-Pesa through the Daraja API — the same regulated infrastructure Kenyan banks and fintechs use. Safaricom is a CBK-authorised payment service provider; kodiipay is the software that orchestrates payments on top of that licensed rail.

  • kodiipay does not act as, or claim to be, a bank — money moves over M-Pesa and bank rails, not a kodiipay bank
  • Because in-app funds rest momentarily in the platform M-Pesa float and are then settled out, kodiipay documents the money flow, shortcode ownership, settlement, and responsibility fully (exactly as detailed on this page)
  • Refunds, reversals, failed transactions and settlement responsibility sit with kodiipay, executed automatically and idempotently over the same rails, with every event reconciled to a real M-Pesa transaction ID
  • TGJOF ENTERPRISE, the company that operates kodiipay, is the entity accountable for the platform's obligations

Our Security

Your trust, our priority.

We build software that moves money, which means security is the first thing we engineer — not an add-on. Every transaction, document, and account in our software is protected using modern security standards, giving users the confidence to manage their properties and finances on a platform they can trust.

Bank-grade encryption at every layer

All data stored in the database is encrypted using AES-256. Every request between the app and our servers is encrypted with TLS 1.3, ensuring no data can be intercepted in transit. File uploads — KYC documents, property photos, tenancy agreements — are stored in encrypted Supabase storage buckets.

App Lock — PIN & Biometric

Every time you open kodiipay, you secure it with biometric authentication (fingerprint or Face ID) with a 4-digit PIN as backup if biometrics fail. The PIN is hashed with SHA-256 before being stored — the raw PIN is never saved. You can set the auto-lock timer to lock the app after being in the background for Immediate, 1 minute, 5 minutes, 10 minutes, or 30 minutes. If biometric hardware is not available or enrolled on your device, the option is hidden and only PIN is offered.

Two-Factor Authentication (Email OTP)

Enable Email OTP at sign-in from your profile settings. When turned on, after entering your email and password, a 6-digit OTP is sent to your registered email address. You must enter the correct OTP before you can access the app. The OTP is single-use and expires after a short period. Toggle on or off anytime from your profile without losing your other security settings.

KYC Verification — Tenant Protection

Know Your Customer (KYC) verification ensures every landlord is who they claim to be. When a landlord's KYC is not verified or under review, their payouts and B2B transactions are held — tenants are protected by design. Only after all KYC documents are approved by an admin does the landlord gain full access to receive rent directly to their PayBill.

Infrastructure & Daraja API

kodiipay runs on Supabase (PostgreSQL) with automated daily backups and point-in-time recovery. The database is hosted on infrastructure within Kenya. Access to the production database requires multi-factor authentication. All M-Pesa transactions go through Safaricom's Daraja API — the same infrastructure used by Kenyan banks and fintechs. STK Push requests include a timestamp-based password regenerated for every request, preventing replay attacks. Callback URLs are server-side only and never exposed to the client app.

Compliance & Bug Bounty

kodiipay complies with the Kenya Data Protection Act, 2019. We collect and process only the personal data necessary to provide our services. We never sell user data to third parties. You have the right to access, correct, delete, and export your data at any time from your profile settings. If you discover a security vulnerability, please report it to kodiipay.support@gmail.com — we will respond promptly, investigate, and keep you informed throughout the remediation process.

Device Control & Session Management

You control exactly how many devices can be signed into your account at the same time — set a maximum between 1 and 10 devices from your profile settings. When the limit is reached, the next login attempt is blocked and redirected to a session eviction flow. To sign in on a new device, you authorize it by entering a 6-digit OTP sent to your email — this automatically evicts the oldest session. The evicted device receives a real-time push notification and sees a full-screen "Session Ended" overlay the next time they open the app — even with your password, an intruder cannot log in if the device limit is reached.

Login Security & Brute-Force Protection

Every login attempt is protected by multiple layers: failed attempt tracking — after 2 failed attempts, a warning banner appears; after 5 failed attempts, the account is temporarily locked. A password visibility toggle lets you show or hide your password as you type to prevent shoulder-surfing. The forgot password flow resets via email OTP, not security questions. A device limit check runs before granting access. If 2FA is enabled, OTP must be verified before the app unlocks. You receive a new device email alert with device name, brand, IP address, and timestamp whenever a new device logs in.

Send Money & Withdrawals

Sending money requires recipient phone double-entry, biometric or PIN verification, and a "Cannot be undone" warning. The actual money movement happens via sp_initiate_send_money, a SECURITY DEFINER function — the frontend never directly modifies financial data. Withdrawing money has the strictest requirements: KYC must be approved, a fee breakdown is displayed before confirmation, a 6-digit OTP is sent to your email, and the withdrawal only initiates after you enter the correct OTP. All processing runs through sp_initiate_withdrawal with full validation.

Immutable Wallet Ledger

Every wallet transaction is recorded on an immutable ledger — credits, debits, fees, and reversals are all fully auditable. The wallet balance is computed from the transaction log, not stored as a single number that could be edited or tampered with. All mutations run as SECURITY DEFINER functions, meaning even if an account's RLS policies were bypassed, financial data cannot be tampered with directly from the client.

Zero Tolerance for Fraud

We do not tolerate fraud — in any product TGJOF ENTERPRISE ships. False profiles and fake identities are detected automatically by our systems and scheduled for permanent deletion without warning. Refund Policy

Your money is always protected.

Money protection is the standard we build all our software with. For our flagship platform: every tenant is shielded at every level — from the moment rent leaves your hands to when it reaches the landlord.

Tenant Protection for Bank Transfers

When you pay rent via Bank Transfer or Paybill, your money is protected at every step. If the landlord's identity has not been verified (KYC), the rent is held instead of being sent to their PayBill — it lands in the landlord's wallet but they cannot withdraw it until their KYC is approved. If the landlord does not verify within 30 days, the system automatically refunds the full amount back to your wallet.

Overpayments Are Never Lost

If you accidentally pay more than what's due, the excess amount is automatically carried forward to next month's rent schedule. You never lose a single shilling due to an overpayment. It belongs to you, always.

Automatic Refunds for Held Payouts

When a payout is held because the landlord has not verified their identity, a refund schedule is created automatically. The system waits 30 days so the landlord has a full window to complete verification. If they verify in time, the held payout is released to them (to their PayBill) and the refund schedule is cancelled. If they do not, the refund is automatically credited back to your wallet — no forms, no waiting, nothing for you to do.

Unverified Landlord — Account Safeguards

Full protection runs two ways. Until a landlord completes KYC, they cannot withdraw funds — withdrawal is blocked at the platform level. If they still do not verify within 30 days of a held payment, the money is refunded to the tenant and, because unverified payout accounts are treated as a fraud risk, the landlord's account is scheduled for automatic deletion 3 days after the refund (33 days from the original payment). Verifying KYC at any point before that cancels the refund schedule, releases the payout, and cancels the deletion. This is why kodiipay never lets money sit with an unverifiable account.

Expired Subscription — Rent Is Held

If a landlord's subscription has expired, their payout to PayBill is held and rent money is credited to their wallet instead. The landlord cannot withdraw until they renew their subscription. Your rent payment is confirmed and secure — locked in place.
